OUR OFFERS - INDUSTRIAL BUILDING

Introduction

BPML owns and manages industrial parks constructed over 16 geographical locations spread over 8 districts. The industrial buildings each of a built up area of 50,000 or 25,000 sq. ft in reinforced concrete are constructed on two levels and are divisible in 4 independent units.

Basic Infrastructure
Power
Each site is provided with a transformer of capacity ranging from 250 – 1000 KVA and each tenant hall apply for a connection of electric supply to the CEB (Central Electricity Board) against payment of a refundable deposit. All internal electrical wiring and connection to the transformer room remains under the responsibility of the tenant.

Water
Water is supplied to tenants through ground water storage tanks and overhead water tanks. Each tenant shall apply to the CWA (Central Water Authority) for metering of its consumption against payment of a refundable deposit.

Telecommunications
Each Tenant shall liase with Mauritius Telecom for connection of telephone/fax against payment of a refundable deposit.

General Lease Terms and Conditions
The rental charged on built up area varies from $1.60 for Cyber Tower 1 and $1.50 for Cyber Tower 2 per sq. ft. An annual increase of 5 percent is applicable on the rent at end of each year. Premises are rented out for a lease period of 3 years, which is renewable for successive 3-year periods. A refundable deposit of 6 months’ rent is payable at the start of lease.
